You can't read a recipe without making an account these days. So I want to be straight about what this one is and what it isn't, and then you can decide.

It isn't a newsletter and it isn't a contract. Registering doesn't commit you to me, and it isn't how I decide who to follow up with.

I'll also say the part most agents leave out: on full listing detail, the account isn't optional and it isn't my rule. The MLS requires registration before it will show you everything. I'd rather tell you that up front than let you find it at the door.

What it actually is: a search wired into the same MLS my team and I work in, instead of a portal's delayed, ad-supported copy of it. New listings reach you before the public sites refresh, and the ones that already sold stop wasting your Saturday.

Here's the part that's really about me. When you save a house, or scroll past forty of them, I can see it. That means I stop sending you homes you'd never want, and I show up to our first real conversation already knowing your taste. It's the difference between an agent who guesses and one who's been paying attention.

So if you're browsing for entertainment, genuinely use Homes.com or Zillow. They're good at that, and I'm not going to pretend otherwise.

But if you're actually moving inside the next year, this is ninety seconds that improves my ability to serve you and ultimately get you the home that's right for you.
